Walk Through

As your new home reaches its completion, it's an exciting timewhen your final walk-through is scheduled witht the builder! This walk-through is an essential step that allows you to inspect the finished home, ensure that everything meets your expectations, and address any last-minute details or concerns before the closing.

During the final walk-through, a representative from the builder's team will accompany you, providing guidance and answering any questions you may have. This walk-through typically takes place a few days before the scheduled closing date, allowing you sufficient time to assess the home's condition and identify any necessary adjustments or touch-ups.

The purpose of the final walk-through is to give you an opportunity to thoroughly examine the various aspects of your new home. You can inspect the quality of the workmanship, check for any visible defects, and ensure that all the agreed-upon specifications and finishes are in place. It's advisable to bring a checklist or notes to ensure that you cover all areas and address any concerns you may have.

During the walk-through, pay attention to key elements such as the condition of the walls, flooring, doors, windows, electrical outlets, plumbing fixtures, and appliances. Test the functionality of light switches, faucets, toilets, and any built-in features or systems. Take note of any cosmetic or functional issues that need to be resolved before the closing.

If you come across any discrepancies or concerns during the walk-through, don't hesitate to communicate them to the builder's representative. They will document your observations and work towards addressing them promptly, ensuring that the home meets your expectations and is ready for occupancy.

The final walk-through is also an opportunity to familiarize yourself with the home's operations and maintenance requirements. The builder's representative can provide you with important information on how to operate appliances, heating and cooling systems, and other features, as well as offer maintenance tips to keep your home in excellent condition.

It's important to note that the final walk-through is not intended for major design changes or modifications to the home. Instead, it serves as a final inspection to ensure that any agreed-upon modifications and the builder's obligations have been fulfilled.

After the final walk-through, the builder will address any outstanding issues and make the necessary repairs or adjustments before the closing. This process ensures that your home is delivered in the best possible condition, ready for you to move in and enjoy.
